A turnkey fit out is a project delivery model where one contractor handles every stage of an interior project under a single contract, from concept design through to handing you the keys of a finished, occupancy-ready space. The client signs one agreement, pays one company, and holds one party accountable for cost, quality and programme.
The name comes from the outcome: you turn the key and walk into a completed space. No coordination, no separate trade contracts, no chasing.
In Dubai this matters more than in most markets, because a typical fit-out touches Dubai Municipality, Dubai Civil Defence, DEWA, and often a master developer like Emaar or Nakheel. Turnkey means those submissions are your contractor's problem, not yours.

Turnkey vs Traditional Fit Out: The Real Difference
The Traditional Route
You hire a designer. They produce drawings, then hand them to you. You then tender those drawings to contractors, appoint one, and separately appoint or approve an MEP subcontractor, a joinery supplier, and sometimes a furniture supplier.
Four or five contracts. Four or five invoices. And when the MEP first fix clashes with the ceiling design, you are the one adjudicating.
This route can work well on large, complex projects where you have a professional project manager or consultant on your side. On a standard Dubai office or villa, it usually just adds cost and weeks.
The Turnkey Route
You sign one contract with one company. That company designs, prices, submits for approvals, builds, installs, snags and hands over.
If the MEP clashes with the ceiling, that is an internal problem resolved on site the same day. You never hear about it.
You also get a single point of accountability at handover, which matters enormously if something fails in month three of your defects liability period.

Authority Approvals
Drawing preparation and submission to Dubai Municipality, Dubai Development Authority, Trakhees, Dubai Civil Defence, and master developers including Emaar, Nakheel and DAMAC. We submit, we chase, we deliver you the permit.
Civil & Structural Works
Demolition and strip-out, blockwork, plastering, screeding, waterproofing, and any structural modifications approved under permit.
MEP Installation
Electrical distribution and containment, plumbing and drainage, HVAC and AC ducting, fire alarm and firefighting, low current and data, and smart home systems. All delivered to DEWA and DCD standards by our own engineers.
Joinery & Custom Furniture
Built in our own Al Qusais workshop: wardrobes, kitchen cabinetry, reception desks, TV walls, wall panelling, storage units and bespoke pieces. Machine-cut, hand-finished, installed by the team that built them.
Finishes, Furniture & Styling
Gypsum and POP ceilings, partitions, flooring and tiling, painting, wallpaper, sanitaryware, ironmongery, loose furniture procurement, window treatments, and final styling.
HVAC & false ceilings
Air-conditioning ducting, concealed units, ventilation planning, and false ceiling installation integrated seamlessly into the design.
Furniture & furnishings
Curated loose furniture, upholstery, curtains, blinds, and soft furnishings sourced and installed to complete the look.

What Is Not Included
Honest scope beats a surprise variation order. These items sit outside a standard turnkey contract unless you ask for them:
Trade licence and business setup costs
Landlord service charges or rent
Utility account opening and security deposits (we assist, but the account is yours)
IT hardware, servers and network equipment
Specialist kitchen equipment for restaurants, unless quoted separately

Artwork and personal decorative items

Between 6 and 16 weeks on site, plus 2 to 4 weeks for approvals beforehand. An apartment takes around 6 weeks, an office 5 to 12 weeks, and a villa or restaurant 12 to 16 weeks.
Do you provide 3D renders before work starts?
Yes. Photorealistic 3D visualisations are part of the design stage. You approve the renders and the material board before any construction begins, so there are no surprises at handover.
Can you work on an occupied office or villa?
Yes. We phase works and schedule noisy activities outside business hours where building rules allow. Tell us at survey stage and we will build the phasing into the programme.
