Renovation is the segment of Dubai's construction market where non-payment and abandonment complaints are most common. A few warning signs worth knowing:
- Large upfront payment demands. A reasonable structure is a modest mobilisation payment followed by staged payments against completed milestones. Anyone asking for 50% or more before starting is asking you to fund their other projects.
- A quote with no breakdown. "Full villa renovation: AED 280,000" is not a quote, it is a number. Insist on line items.
- No trade licence shown. Ask for it. Check the activity actually covers building contracting.
- Unnamed materials. "Good quality tiles" means whatever is cheapest that week. Grades, brands and thicknesses should be specified.
- Cash-only, no VAT invoice. No paper trail means no recourse.
- Pressure to sign immediately. Discounts that expire today are a sales tactic, not a price.
- No live site to visit. Anyone can post finished photographs. Not everyone can show you a working site.
- Verbal variations. If changes are agreed on site with no paperwork, expect them on the final invoice at a price you never agreed.

Do I need permission to renovate my apartment in Dubai?
